Recently ranked by Coastal Living magazine as one of the “20 Best Places to Live on the Coast,” Alys Beach topped the list among company as exotic as Ambergris Caye, Belize, Kukui’ula, Kauai, Hawaii and Playa del Carmen, Riviera Maya, Mexico.
How did this little 30A beach town achieve such recognition? Coastal Living editors gathered an expert panel that ranked towns based on the following criterium: the quality of the destination, the coastal lifestyle, the urban and community design, and elements of expat life, including ease of transition and real estate ownership for international locations. The nominees were then evaluated by travel and living experts at Travel + Leisure and MONEY magazines to create a final list.

Alys Beach is certified as the first Fortified community in the U.S. and is a model for sustainable building. Construction of the homes and community buildings consists of solid concrete and masonry, cement tile roofs and windows and doors that exceed Florida Building Code for hurricane resistance. Alys residents can feel confident that their homes were built to withstand the elements and last through generations.
Featuring a New Urbanism-based design where all amenities and conveniences are walkable, Alys Beach was designed by the legendary planning and architecture firm Duany Plater Zyberk and Company. Also the designers of nearby Seaside, the firm has created plans for over 300 towns, regions, and revitalization projects throughout the world.
Community events, concerts and activities are hosted throughout the year in Alys’ town center including Digital Graffiti, a one-of-a-kind projection art festival where artists from around the world use digital technology to project their work creations onto the town’s iconic white walls. Now in its tenth year, the festival is a show stopping combination of art, music, food and drink.
Defined by a modern coastal style, there are three types of homes found in Alys Beach: the courtyard, compound and villa. Villas are more like traditional homes with yards surrounding them while the courtyard and compound homes are built to the edge of their lots with private central courtyards, terraces and fountains incorporated into the interiors. The highest recorded sale in Alys Beach to date was $8.5 million in May 2013. The highest priced home currently available is listed at $5.875 million.
While currently one of the quieter towns along Scenic 30A, Alys Beach has the potential to become one of the area’s largest beach communities. Originally approved for 899 residential lots, town architect Marieanne Khoury-Vogt has said that final buildout will likely only include 550 lots with some condos and additional community amenities added. Construction in the town has been rejuvenated over the past few months, particularly south of 30A.
